30-STORY HIGH-RISE: 5-STORY GARAGE PODIUM WITH 25-STORY RESIDENTIAL TOWER STACKED ON TOP

Once considered the Midwest hub for publishing, Chicago’s Printer’s Row was mostly abandoned by the 1960s. Since then, old printing buildings have been given new life as loft spaces. More recently, new developments have added dining, retail and housing options. One such addition, 717 S. Clark St. (aka IMPRINT), is a 30-story luxury apartment tower that helps continue the neighborhood’s growth as a vibrant residential community.

Work began February 2019, with Tribco providing the complete cast-in-place concrete frame. The scope included supplying and installing the tower crane, 16,000 cubic yards of concrete, 1,200 tons of rebar, and 353,000 pounds of post-tensioning cables.

Tribco used a post-tensioned flat plate structural system for the 400,000-square-foot building, which includes a five-story garage podium and a 25-story residential tower stacked on top of it. Residential floors were typically constructed on a three-day floor-to-floor cycle, and the entire structure was complete in less than a year.

Tribco used Ceco-owned formwork systems for the project, including the HV forming system for decks. We also deployed the latest design of the Ceco Perimeter Protection Screen, engineered and manufactured in-house to provide 100% gap protection while maintaining budget and schedule criteria. The system provides perimeter protection on four levels and complements the fast cycle as it travels up with the cast-in-place concrete operation.

The site had little lay-down room, with structural concrete pushing out from property line to property line. The project team overcame these challenges with thorough preplanning and high levels of coordination. Deliveries were coordinated with traffic to minimize neighborhood impact. Tribco leveraged BIM modeling to design logistics and communicate plans throughout the preconstruction and construction phases. This allowed the Tribco team to deliver the project on schedule.
